Guelph sits in Wellington County rather than Waterloo Region, so building permits go through the City of Guelph and its own building department. That is not a first-time exercise for us. When we run a project as GC, the permit application and inspections are ours to manage, not something handed back to you halfway through.

The city’s housing runs a wide range, from 19th-century stone and brick near the core through post-war bungalows and out to the newer subdivisions in the south end. Different eras fail in different ways, and what you find behind the plaster decides how a renovation should be scoped.
